THE PICERNE GROUP – LAGUNA NIGUEL


The Picerne Groups new residential building consists of 233 Podium Units and 192 Wrap Units in the City of Laguna Niguel.  Murow CM will conduct all dry utility coordination services for the project.  Murow will also oversee the removal of existing utilities prior to demo.  Due to Picerne’s construction schedule, the developer opted to utilize Murow CM’s applicant design service to expedite the planning and design stage of the project. Murow CM will coordinate with the utility companies to bring utilities to the project site while adhering to each company’s standards and practices.


SITE CONFLICTS

At the time or pre construction Murow CM did not find any significant dry utility conflicts.  All utilities are pre-existing underground.  Murow CM has reviewed the current underground facilities and identified multiple tie in points along Cabot Road and Crown Valley Parkway.

A new development is being build next to the Picerne Groups project.  Utilizing their new facilities to serve as tie in points in an option Murow CM can pursue.

SAN DIEGO GAS & ELECTRIC

Murow CM identified multiple tie-in points for an electrical system to serve the project.  Tie in points exist on either Cabot Road or Crown Valley Pkwy.  A single vault on Cabot Road can be used as a tie in point, as well as a vault on Crown Valley Pkwy.  There is also an option to underground an aerial line on Cabot Road and create a new underground system which could serve as a tie in point.

AT&T

Using existing underground facilities, Murow CM has identified multiple tie-in points  for AT&T facilities to serve the project.  Tie in points exist on both Cabot Road and Crown Valley Pkwy.  Minor trenching across Crown Valley Pkwy would be required if chosen as the tie-in point.

SOUTHERN CALIFORNIA GAS

Murow CM has identified multiple tie in points along both Cabot Road and Crown Valley Pkwy.  Both Cabot Road and Cown Valley Pkwy have Socal gas lines along the project side of the street.  Both would need minimal trenching.
